Cabin Cleanouts When You Live Out of the Area: A Guide for Tuolumne County Cabin Owners

You do not have to drive up to get a cabin cleaned out. Send photos of each room and the outbuildings with the form, and we give you one flat price, dump fees included. On the day, someone you trust can let us in, or for outside piles nobody needs to be there at all. We set aside anything you want kept and send you photos when the job is done.

Can you clean out a cabin without driving up?

Yes. Most of the planning happens by phone and photos. You send photos of what needs to go, we send back one flat price with dump fees included, and the work happens on a day that suits you. You do not need to block out a weekend and drive up the hill to stand in the driveway.

Many of our customers up the hill, around Twain Harte and Mi-Wuk Village, own cabins and live in the Bay Area or the Central Valley. Clearing a cabin out for an owner who is hours away is a normal part of our garage, estate and cabin cleanouts, not a special case.

Step 1: send photos that make a price possible

The more we can see, the closer the photo price is to the final number. Good photos for a cabin cleanout:

  • One wide photo of every room that has things going, taken from the doorway
  • The garage, shed, carport and any crawl space or under-deck storage
  • Close-ups of anything heavy or unusual: a hot tub, an old freezer, a wood stove, a pile of firewood rounds, a stack of lumber
  • Anything outside: a brush pile, old patio furniture, a broken trampoline

Attach up to three photos to the estimate form, and tell us in the notes if there are more. We will call you back, usually within the hour, and ask for anything we need.

Step 2: decide what stays

Make a short list of what you want kept, or put a piece of tape on it. Family photos, papers, tools you want to keep, furniture going to a relative. Before loading starts, we go through the list and set those things aside first. Nothing goes on the trailer until you have said it can.

Step 3: who needs to be there

For an outdoor pile, a carport or a detached garage, nobody needs to be there, as long as it is clear what goes and payment is arranged. For anything inside the cabin, we would rather you, or someone you trust, be there to let us in and answer questions. A neighbor, a property manager or a family member who lives nearby all work.

Step 4: the day of the job

The crew carries everything out, loads the trailer and sweeps up the emptied space. Household loads go to the Cal Sierra Transfer Station in East Sonora, metal goes to recycling, and green waste goes to a green waste site instead of the landfill. Fridges, freezers and mattresses are declared at the scale house, where the transfer station charges its own fees for them.

There is no transfer station in Twain Harte or Mi-Wuk Village. Household loads go down Highway 108 to Cal Sierra in East Sonora, and that drive is already included in the price you were quoted.

Step 5: proof the job is done

When we finish, we send you photos of the emptied rooms and the yard.

What a cabin cleanout costs

A cleanout is priced by how many trailer loads it takes. A 16-foot trailer piled high is typically $700 to $1,000, with dump fees included. A whole cabin can take more than one load. Some items cost more because the transfer station charges more for them: concrete, tires, mattresses, and fridges or freezers. The full breakdown is in our guide to how much junk removal costs in Tuolumne County.

What we do not take from a cabin

Old cans of paint, fuel for the generator, propane cylinders, pesticides and other chemicals do not go in a junk load. Most of them go to the county's household hazardous waste drop-off in Jamestown, by appointment. Our guide to what stays out of a junk load explains where each one goes.

Brush and fire clearance around the cabin

Cabins up the hill often come with a brush pile, years of pine needles or limbs down from the last storm. We haul those too, to the green waste pile. If the brush still needs cutting, our partner Wacky Weedeating clears defensible space with the same crew, and we haul what they cut. See yard waste and storm debris hauling.

A short checklist for out-of-area owners

  1. Photos of every room, the outbuildings and anything heavy
  2. A list or tape marks for what stays
  3. A name and phone number for whoever can let us in, if the work is inside
  4. How you want to pay
  5. Where to send the finished photos

Have those ready and a cabin cleanout is one phone call and one visit. Call (209) 213-1324 or send the form to get started.
